A great way to insure maximum returns on investment when you fix and flip a house is to minimize expenses. As we all know, avoiding unnecessary spending can boost cash flow. However, you shouldn’t sacrifice quality just to cut back on your expenses.
To help you make the most of your project, here are some money-saving tips on rehabbing properties:
- Before you tear the walls down and throw away all the junk inside the fixer upper home, give the property a thorough look and find fixtures that you can still reuse. According to seasoned rehabbers, a great way to save funds when fixing and flipping houses is to look for things that don’t need to be replaced.
- Installing kitchen cabinets can definitely improve the house’s look. However, buying new ones can put a dent on your budget. Therefore, you should consider reusing the old kitchen cabinets. Just make sure that they are still in good condition. Replace broken knobs and paint the cabinets with glossy paint, which complements the kitchen’s paintjob, to give them a new look.
- Use your creativity and ingenuity when it comes to adding curb appeal to your fix and flip project. For instance, you can make the property stand out by setting up a colorful mailbox on the yard. We are all aware that almost all houses in a neighborhood have the same letterboxes. But for less than $100, you can buy a unique mailbox and a stand from the local hardware store. If you’re confident with your woodworking skills and have lots of free time, you can make the mailbox yourself.
- Don’t forget to add shower curtains to the bathrooms. For about $60 or less, you can buy a new shower curtain.
- New electronic switch plates can dramatically enhance the interior of your rehabbing project. By spending at least $20, you can replace all the rusted and crusty switch plates inside the house as each of these items cost no more than $1 each. And by adding a couple of dollars more, you can buy brass-finished switch plates, which you can place in important parts of the house such as the foyer and the living room.
- When you fix and flip a house, always remember that you’re renovating the property to make money, not to join a home improvement contest. Therefore, common sense dictates that you shouldn’t waste your money on expensive fixtures such as crystal chandeliers or Persian rugs unless you want to go bankrupt.
